Buying a home in Palm Beach County is only the first step. If the property becomes your permanent Florida residence, you may be eligible for Florida's homestead exemption and related property-tax benefits.
This is an area where buyers should rely on the Palm Beach County Property Appraiser and Florida Department of Revenue for the final rules. A Realtor can point you toward the process, but should not replace tax or legal advice.
Quick answer
The Palm Beach County Property Appraiser says a permanent Florida resident who owns and occupies a qualifying property as a primary residence may be eligible for homestead exemption. Eligibility is generally measured as of January 1, and the normal filing deadline is March 1 for the year the benefit is requested. The Property Appraiser reports that the exemption can generally save qualifying owners about $750 to $1,000 per year, though the actual effect varies by property and taxing authorities.
What does homestead exemption do?
Florida's homestead exemption can reduce the taxable value of an eligible primary residence.
The Florida Department of Revenue also explains that a qualifying homestead receives the Save Our Homes assessment limitation, which limits annual increases in assessed value subject to the statutory rules.
This is different from saying your total tax bill can never rise. Millage rates, non-ad valorem assessments, ownership changes and other factors can affect the final bill.
January 1 matters
The Palm Beach County Property Appraiser states that applicants generally must meet the ownership and permanent-residency requirements as of January 1 of the tax year.
That makes timing important for people who purchase late in the year or move their permanent residence into Florida.
The normal deadline is March 1
The Property Appraiser lists March 1, or the next business day when applicable, as the regular deadline for homestead and other exemptions for the current tax roll.
Do not assume the exemption automatically starts because the home became your primary residence. File with the Property Appraiser and follow the current instructions.
What documentation may be needed?
Palm Beach County lists items that can include:
- Social Security numbers for applicants and spouses
- Florida driver's license or identification
- proof of permanent residency when applicable
- Florida vehicle registration
- voter registration
- declaration of domicile when applicable
- federal tax return
- qualifying utility documentation
The exact documentation depends on the applicant. Use the Property Appraiser's current checklist rather than relying on an old blog post.
What is Save Our Homes?
Florida's Save Our Homes program limits annual increases in the assessed value of qualifying homestead property to the lower of the statutory cap or the applicable inflation measure, subject to the state's rules.
Palm Beach County describes the cap as a maximum of 3% per year or the applicable Consumer Price Index change, whichever is lower.
Again, this applies to assessed value, not a promise that every component of the total tax bill stays flat.
What is portability?
If you already had a Florida homestead and buy another qualifying Florida residence, you may be able to transfer, or "port," some of the assessment difference under Florida law.
The Florida Department of Revenue explains that the homestead exemption itself is not transferable, but eligible owners may be able to transfer all or part of the Save Our Homes assessment difference to a new homestead.
If portability could materially affect your purchase budget, talk with the Property Appraiser or a qualified tax professional before relying on an estimate.
Do not use the seller's tax bill as your future tax estimate
One of the most common mistakes buyers make is assuming the current owner's property tax bill will be their property tax bill.
A change in ownership can cause assessed value to reset under Florida rules. Existing exemptions or accumulated assessment caps may not carry over to the buyer.
Use current tax-estimator resources and professional guidance when budgeting.
Military and veteran buyers may have additional benefits
Florida also provides certain property-tax benefits for qualifying veterans, active-duty military members and other eligible owners.

FAQs
When is the Palm Beach County homestead exemption deadline?
The normal filing deadline is March 1 for the tax year in which you want the exemption, subject to the Property Appraiser's current rules and any late-filing provisions.
Do I automatically get homestead exemption after buying a home?
No. Owners generally need to apply and establish eligibility with the county Property Appraiser.
Does homestead exemption make my property taxes the same every year?
No. Homestead and Save Our Homes affect taxable and assessed values under specific rules, but they do not freeze every component of the final tax bill.
Can I transfer my old Florida homestead exemption to a new house?
The exemption itself does not simply transfer, but eligible owners may be able to port some of the Save Our Homes assessment difference. Confirm eligibility with the Property Appraiser.
Where should I apply?
Use the official Palm Beach County Property Appraiser website or one of its service centers. Avoid giving sensitive personal documents to an unofficial site.
